Bobby’s Bournemouth Refurbishment & Retrofit

Refurbishment and Retrofit of Former Debenhams Building into a Thriving Mixed-used Development

Set in the heart of Bournemouth Square, Bobby’s Bournemouth has played an active role in reviving the town’s high street. Since 2020, Footprint Architects has been part of the team responsible for the refurbishment, commercial fit-out and historic restoration of this landmark building.

The project has repurposed a historic commercial building into as useable retail, office, hospitality and leisure space.

Retaining the existing building reduces the demand for demolition and and new construction while allowing targeted sustainable building upgrades to improve performance, safety and long-term adaptability.

Designing a Sustainable Refurbishment

Sustainability sits at the forefront of what we do at Footprint Architects. One of the key advantages of re-purposing obsolete retail space and commercial properties is the environmental sustainability it offers. By opting for refurbishment over demolition and rebuilding, we significantly reduce our carbon footprint and embrace a greener alternative. An essential aspect of our project is the integration of sustainability features aimed at enhancing the building’s thermal performance, reducing embodied carbon, and improving fire safety. By prioritising these aspects, we not only create a space that is environmentally responsible but also one that can be enjoyed by future generations for years to come.

Honouring Heritage and Restoration

In the transformation of the former Debenhams building, we have seamlessly blended historical charm with modern functionality. By retaining and showcasing original architectural features such as copper domes, balconies, and flagpoles, we pay homage to the building’s rich heritage while infusing it with new life and purpose.  Efficient use of space within historic buildings is paramount to our approach. By carefully re-configuring and renovating the existing shell, we can accommodate new uses while minimising waste and maximising functionality. Additionally, if the refurbishment is designed and programmed carefully it can get the space to the market quicker than a new-build project would.

Meeting Community Needs at Bobby's Bournemouth

This retrofit project reflects a deep understanding of the evolving desires of communities. By transforming the former Debenhams space into a vibrant mixed-use development, we are responding to the demand for diverse, engaging, and experiential spaces. Our team designed a welcoming facade which serves as the gateway to revitalising high streets’ spaces, inviting the public to explore and experience all that our development has to offer.

Through thoughtful design and strategic placement of amenities, we aimed to create an inclusive environment that enhances community engagement and connectivity. Furthermore, our commitment to bringing in local tenants; Gozney, Parlour and Patch, ensures that our development supports local businesses and remains rooted in the local fabric of the community. The first floor has finally opened which has involved an office fit-out with Patch.

This space marks another step in the ongoing transformation of Bobby’s Bournemouth  into a hub for work, culture, and showcasing local businesses in the heart of Bournemouth. Further works encompass a rooftop terrace, a restaurant/bar, serviced offices, and an event space.
