Situated near Bournemouth Town Centre this coworking space is located within a late-Victorian grade II listed building. Our team were appointed to restore the current condition of this historic building, improve the internal spaces by designing uplifting modern features that respect the historic qualities.
Successfully repurposed a Grade II Listed building into a useable workspace reducing construction needs and providing a sustainable development.
Our team of architects specialise in providing sensitive designs for listed buildings and contexts with rich heritage. The aim of this project was to improve the current condition of the building while respecting and celebrating its historical features. To achieve a viable new life for the building internal alterations and sensitive restoration was required, including repairing a dilapidated roof, and restoring the external building fabric to bring it back to the quality it once was. Upgraded features were included in the design as modern users require adequate lighting, ventilation and servicing to make them environmentally efficient and suitable for the new and future use. Our team were able to restore the original masonic floor to pay homage to its architectural heritage. The modern elements were designed to be legible against the historic fabric, creating a contrast and story between the new and old.
Our team are passionate about designing healthier work environments. Simple techniques were used such as making the most of natural daylighting. A key feature was to celebrate the historic roof lights to create a light and airy space. An abundance of natural daylight, with minimal glare, can create an engaging and healthy office environment. The use of natural daylighting can reduce the reliance on artificial lighting, improve wellbeing in a workplace, and reduce energy consumption.
Simplicity is one of the most important qualities of good design, and critical to ensuring that office buildings are good value and simple to use. The easier buildings are to procure, construct, manage, repair, operate and maintain, the more likely they are to operate efficiently and effectively. This refurbishment focused on maximising internal office spaces with simple, flexible working spaces.
By restoring the buildings’ historical listed features we were able to rejuvenate the town center.
This design ensured the preservation and refurbishment of a building with high cultural and historic value, reducing overall construction needs and providing a sustainable development. Repurposing this old listed building was a sustainable solution to a new-build by reducing overall construction needs and ensuring the richness of its architectural heritage was preserved, giving new life and character back into the surrounding town centre. Sustainable solutions were incorporated by utilising existing features, building structures and recycled materials. We sensitively designed relevant energy efficiency improvements, upgrading the thermal performance of the windows, and incorporated features that made it fit for modern working whilst respecting its grade II listed features.
