This project saw the full refurbishment of the existing primary school as well as two new modular buildings on the site.
At Footprint Architects, we believe that thoughtful design can transform not only spaces, but lives. The £5.4m project involves the co-location of a 60 place SEN school on the site and the transformation of the primary school from a 3FE school to a 2FE school- a scheme that brought together mainstream and specialist education within a single, cohesive campus.
The brief was to integrate a 60-place Special Educational Needs (SEN) school, specialising in Autism Spectrum Disorder (ASD), alongside the existing primary school, while upgrading and futureproofing the facilities across the site. With a strong emphasis on inclusivity and flexibility, we set out to create an environment where every child could thrive.
The project prioritised fabric retention and refurbishment over rebuild, reducing embodied carbon while delivering energy-efficient upgrades. New windows, enhanced roof insulation, and modernised heating systems have improved thermal comfort and reduced energy demand. The modular extensions, delivered under a Design & Build contract, supported faster construction with lower waste
Heathlands School is located within a well-established residential neighbourhood, requiring a design that respected its surroundings while meeting ambitious educational needs. The co-location of mainstream and SEN provision necessitated clear spatial zoning, improved site legibility, and enhanced access. Removing the outdated southern annex opened up external circulation routes and created new opportunities for outdoor learning and shared play. New modular buildings were sensitively positioned to optimise the existing site layout and preserve valuable green space.
By engaging with teachers, administrators, and key stakeholders throughout the process, we were able to craft a space that truly reflected the unique needs of both the primary school and the new ASD unit. Features such as sensory-sensitive interiors and calm breakout zones reflect a deep commitment to inclusive, pupil-centred design.
This project was not just about buildings, it was about creating a space that reflects and supports the needs of all learners. From sensory-sensitive design strategies in the ASD unit to adaptable teaching spaces in the primary school, every design decision was underpinned by our commitment to inclusivity.
Completed in March 2014, the co-located Heathlands Primary and SEN School now stands as a model for integrated educational design, a place where all children, regardless of their learning needs, can feel supported, included, and inspired.
Originally a single-storey school housing a nursery, reception, Sure Start centre, and primary classrooms, Heathlands needed a complete rethink to accommodate both mainstream learners and those with specialist needs. Our approach was to retain and reimagine the best of the existing, while introducing new, purpose-built elements.
The existing classroom wing was cleverly divided down the middle, allowing both schools to share the structure while maintaining their own secure and tailored spaces. To expand capacity, we introduced two new modular two-storey buildings, one for the primary school and the other for the new ASD unit — both delivered under a Design and Build (D+B) contract for efficiency and speed.












From the outset, Footprint Architects took a hands-on role in leading the design and stakeholder consultation process from RIBA Stage 2. Our aim was to ensure that the educational aspirations of both schools were firmly integrated into the school’s design, layout, and appearance.
