Restoring Heritage, Enhancing Wellbeing

Footprint Architects were commissioned by ethical cosmetics company LUSH to sensitively retrofit and connect two adjacent Grade II listed buildings on Poole’s historic High Street.

The project transformed the properties into a bespoke spa and research facility while preserving their heritage character. As part of an ongoing relationship with LUSH since 2015, this scheme reflects a shared ethos of sustainability, craft, and community-rooted design. 

A Sensitive Design Approach

The sensitive retention and reuse of the heritage site reduced embodied carbon compared to a demolition and rebuild approach. Natural finishes and breathable materials align with low-toxicity, environmentally responsible design principles. Implementing a green roof on the courtyard cycle shelter enhances local biodiversity and absorbs rainwater run-off. 

During construction, works were coordinated to minimise energy and material waste during construction. 

Accentuating Historical Significance

Located on Poole’s High Street, the scheme supports the vitality of the town centre through sensitive adaptation. Retaining the iconic features of the original building also amplifies the site’s significance as LUSH’s first store.

During the design process, our engagement with the local conservation officer ensured every detail respected the site’s historic significance. Materials and interventions reflect the character of the historic streetscape, aiding visual continuity. 

Courtyard design references traditional urban forms, offering a contemporary take on town-centre green space. 

Improving User Experience

The Lush Spa was designed with staff wellbeing in mind, the space offers calming, sensory environments for both treatment and rest. The addition of the courtyard garden promotes connection and comfort, balancing commercial use with moments of stillness. 

Through multiple commissions, Footprint has helped shape a portfolio of people-first spaces for LUSH’s growing team. 

 

Adaptive Reuse with Integrity 

The scheme united Nos. 29 and 31 into a cohesive internal layout while protecting and enhancing their period charm. Working closely with conservation officers, the façades were carefully restored in line with listed status. Inside, the new spatial arrangement accommodates treatment rooms, a commercial-grade kitchen, and staff amenities, all conceived to foster wellbeing. A key feature is the new courtyard garden, designed as a calm outdoor space for both relaxation and interaction—complete with a bespoke cedar cycle shelter topped with a biodiversity-promoting sedum roof. 

Heritage Meets Contemporary Wellness 

Every intervention was crafted to complement the existing structure and to serve LUSH’s operational and wellness ambitions. Natural finishes, soft lighting, and carefully proportioned spaces foster a tranquil interior environment. The courtyard forms the project’s spatial heart—linking the historic fabric to a new future, where sustainability and heritage can coexist. The design also promotes active travel and healthy lifestyles, supporting LUSH’s broader workplace culture and values. 

 

A Partnership Built on Purpose 

Delivered under a JCT Minor Works contract, Footprint Architects acted as contract administrator, collaborating closely with LUSH to ensure minimal disruption to the surrounding retail and research operations. Our delivery strategy aligned with trading milestones, ensuring the spa opened ahead of the peak retail season. This trusted partnership has since led to further commissions, including three new office and manufacturing projects, extending the legacy of sustainable commercial retrofit.
