LUSH Research & Development Centre
A Refurbishment and Office Fit-Out of an Industrial Unit
Footprint Architects were appointed by cosmetics brand LUSH to design the conversion of an existing warehouse space to a multi-use office, research and development centre.
The aim of the LUSH Research & Development Centre was to create a workplace environment with a focus on reducing employee stress, creating a communal and collaborative atmosphere, reflecting an important factor of the LUSH ethos.
Within the existing industrial shell, the design brings together open co-working areas, quieter desk spaces, meeting rooms and shared communal areas. This range of settings supports research, focused work, collaboration and informal interaction while retaining flexibility for changing workplace requirements.

The warehouse conversion creates a distinctive focal point within its industrial setting. Its contemporary fit-out reflects the identity and character of the LUSH brand while retaining the generous scale of the original unit.

Creating Better Spaces for Working
At Footprint Architects we recognise that good office design can have a positive impact on employee wellbeing, comfort and productivity. Successful workplace design can provide an uplifting environment that can effectively support different activities, working styles and levels of interaction.
Planting was incorporated throughout the workspace to soften the industrial interior, create a calmer atmosphere and introduce the biophilic benefits of greenery, which can help reduce perceived stress and fatigue. Colour was also used to create a lively, welcoming and distinctive workplace.
This industrial fit-out allowed us to make the most of the building’s generous open communal open spaces, high ceilings, and abundance of natural daylight. These qualities can help create a comfortable working environment while supporting collaboration and communication between teams.
Sustainable Refurbishment at the LUSH Research & Development Centre
We carefully consider the environmental impact of every project. By adapting existing buildings and selecting recycled, responsibly sourced and durable materials where appropriate, our refurbishments can reduce waste and make better use of existing structures.
Large glazed elements were incorporated into the design to maximise natural daylight within the workplace. This can reduce reliance on artificial lighting and its associated energy use while creating a brighter and more comfortable environment for employees.
The design also incorporates a simple natural ventilation strategy. The generous ceiling heights and open layout support air movement through the workplace.
Flexibility was another key part of the design. Spaces were planned so they could adapt to changing workplace requirements, helping reduce the need for significant future alterations and the construction waste they could create.
This practical and adaptable approach reflects our commitment to sustainable refurbishment and the wider ethos of LUSH.
Designing Flexible Spaces for a Collaborative Workplace
An important part of the brief for this industrial refurbishment was to create a workplace that encouraged collaboration while supporting a comfortable, low-stress work environment. This was achieved by creating open and flexible communal spaces that nurture a supportive atmosphere.
The design moves away from dark corridors and cellular offices in favour of open, flexible working areas and generous communal spaces. These shared areas encourage interaction between teams and help create a more connected workplace.
Different employees and activities require different types of space. Alongside the open co-working areas, the LUSH Research & Development Centre includes smaller desk spaces and meeting rooms for quieter work, focused tasks and private conversations.
This variety allows employees to choose an environment suited to the task they are completing. Open areas support communication and collaborative work, while smaller spaces provide privacy and reduce distraction when concentration is required.
The design also considers movement through the building, creating clear connections between different work settings and communal areas. This helps the workplace feel accessible and cohesive while supporting both planned meetings and informal interaction.
The result is a varied workplace that can support both collaboration and concentration within the same overall environment.
